The Renters Righs Act 2025 was brought into effect in May 2026. It includes new protections for tenants, including:

All Assured Shorthold Tenancy agreements automatically become continuous tenancies. (No more renewing every year.)
Set notice period for increase in rent, with ability for tenants to challenge increases not in line with market rates
Greater powers for local authorities to take enforcement action
