Overview
The Renters Righs Act 2025 was brought into effect in May 2026. It includes new protections for tenants, including:
- No more “fault-free” (s.21) evictions.
- Set notice periods for evictions, depending on the reason
- All Assured Shorthold Tenancy agreements automatically become continuous tenancies. (No more renewing every year.)
- Set notice period for increase in rent, with ability for tenants to challenge increases not in line with market rates
- Greater powers for local authorities to take enforcement action
