- BWRA held its first informal meeting on Wednesday 8th February at 7:30PM
- The meeting was held online via Zoom
Also present was Peter Cobrin of Westbury Residential.
Meeting Notes
- We need to officially form the Residents Association and adopt a constitution.
- We will then require at least 50% of qualifying tenants (Leaseholders) to join the Residents Association (which I think is about 26).
- Once we have the required number signed up, then we can apply for the Residents Association to be legally recognised with the Landlord etc. This would give us some useful extra legal powers such as requiring consultation on things, and consultation on any appointment of a managing agent.
- If they refuse or don't respond, we can apply to the court for recognition for a modest fee.
- The preferred course of action that seems like it will cost us the least amount of money and legal wrangling would be to apply for Right to Manage under the Commonhold and Leasehold reform Act 2002. This again requires at least 50% of leaseholders to agree (amongst other criteria like floor space). This will allow us to get control and manage our own block, having transparency and a greater say in the management and costs without middlemen taking a cut, or one person calling all the shots.
- We need a Chair and Treasurer for the interim committee, until such time as they are elected at the first formal meeting of the Residents Association.
- Problem area is the lack of response from the Managing Company (BWMC Ltd) directors, and how we go about calling an EGM to elect new directors of that company from amongst the members. (Leaseholders). We are going to look into the process a bit more.
- The main activity now is to get as many leaseholders on board as possible.
